Renting information (tenants must know)
Properties for rent are available for open inspection on each Saturday by appointment or open house. Please check our website for inspection time. You are required to inspect the property before you lodge a tenancy application form. The following supporting documents are required for us to process your tenancy application:
1) Photo ID: passport / driver license
2) Current rental ledger
3) Proof of current residential address, ie. last paid bill
4) Proof of income, ie. Payslips / Centrelink statements
5) Bank statements
Please allow 4-5 working days for us to process your application. Once you tenancy application is approved, you are required to pay 4 weeks rental bond, your rental bond will be lodged to the Rental Bond Board. This is held as security against any damage and rent arrears. The bond will be refunded after you vacate the property and leave the propertyin the same condition as at the commencement of the tenancy, fair wear and tear is excepted and there are no monies owing.
You are required to complete the Condition Report and return to us within 7 days from the commencement of your tenancy. Or otherwise, you may jeopardise the return of your rental bond in the event of a dispute.
During your tenancy period, we will arrange periodic inspections. We will prepare a report to the landlord of the state of repair and maintenance of the property. Under the terms of Residential Tenancy Agreement these inspections will be carried out between 9:00am to 5:00pm, Monday to Friday. We will notify you of the time for the inspection in writing beforehand.
It is your responsibility to have electricity, telephone, and gas, if available, connected under your name(s) and have the account finalised when you vacate.
Please contact us if you have difficulties in paying the rent on time. A reminder is sent after rent is overdue and a Termination Notice is served after rent is fourteen days behind.
